Fannie Mae Commentary.More infoThis paper examines the relationship between certain sustainability features and default risk in multifamily housing. With the exception of housing affordability, the features studied are a function of property location. Dr. Pivo concludes that sustainability features should be given greater consideration in the loan origination process.
- Pivo, G. E. (2013). The Effect of Sustainability Features on Mortgage Default Prediction and Risk in Multifamily Rental Housing. Journal of Sustainable Real Estate.More infoThis study examines the relationship between transportation-, location-, and affordability-related sustainability features and default risk in multifamily housing. It finds that sustainability features can be used to improve the prediction of mortgage default and reduce default risk. The study uses 37,385 loans in the Fannie Mae multifamily portfolio at the end of 2011:Q3. The results suggest two implications for practice. First, certain aspects of sustainability can be fostered without increasing default risk by adjusting conventional lending standards. Second, lenders could improve their risk management practices by taking stock of sustainability features when loans originate.

- Pivo, G. (2012). Energy Efficiency and its Relationship to Household Income in Multifamily Rental Housing. Fannie Mae Commentary.More infoThe paper examines the energy efficiency of multifamily rentals in comparison to other housing types and its relationship to household income. It analyzes 2005 and recently released 2009 data from the U.S. Residential Energy Consumption Survey and finds that multifamily rentals were less energy efficient than other types of housing, both nationwide and in every region of the country. Nationwide, in 2009, multifamily rentals averaged 34 percent fewer energy efficiency features than the number found in other types of housing (7.4 vs. 11.2). Multifamily rentals added efficiency features between 2005 and 2009, but the efficiency gap between them and other housing types shrank only slightly. In addition, the paper shows that lower income multifamily renters lived in less efficient units than higher income multifamily renters in 2005 and they fell further behind from 2005 to 2009.
